NBS inspections, inspection services

Introduction

The NBS inspections inspector will advise the client by means of a written report as to his or her experienced opinion of the visible standard of condition of the property at the time of inspection. (No guarantee can be given or offered after this date as others may have access to the property post inspection).

Photographs and video footage will be taken on site by the NBS inspections inspector as part of the snagging survey for reference and use by the inspector when producing the survey report. By confirming acceptance of these Terms & Condition’s the customer gives permission for the NBS inspections inspector to record video footage and take digital photographs during the survey of their property.

Any areas not inspected for any reason will be identified within the report, these may be, but are not limited to areas such as TV or telecoms which are not available or connected at the time of inspection.

All external features are viewed from vantage points at ground level only and therefore, we are unable to report on the condition of elements that cannot be clearly viewed without any aid from ground level. We may use our drones to inspect areas that are not clearly visible from ground level but there use is at the discretion of the inspector and providing weather conditions are suitable.

Content

The NBS inspections inspector will report upon the main aspects of the property to an accepted benchmark quality standard, normally the warranty providers standards such as the  NHBC, Premier Guarantee or LABC for example. The property will be inspected both internally and externally, referring to individual warranty provider technical standards where applicable/necessary, building regulations and on occasion making recommendations for improvement. Other warranty company standards may and will differ from the standards of the previously mentioned warranty providers and clients who hold such warranties should seek advice from NBS inspections and the onsite inspector as to the differences between such warranties.

Where applicable, recommendations to the gardens, boundaries and any potential environmental impacts may be considered and comments/questions raised of the builder within the report, in addition to any potential for further investigation by others arising from the inspection will be identified.

NBS inspections will aim to deliver the report via email within 48 hours of the inspection date, in normal circumstances, and during working weekdays only (excludes weekends and public holidays). NBS inspections do not offer paper copies of our reports.

NBS inspections offer a building inspection / snagging service. We aim to ensure we identify every defect in your property, however this may not always be possible due to; accessibility/visibility in or out of your house, human error, or any similar reasons. NBS inspections accepts no liability for any defect/issues missed or miss represented.

NBS inspections inspectors are not qualified to test or certify gas or electrical installations. As part of our survey our inspector will check with the homeowner to ensure they have been issued with test and commissioning certification for gas and electrical installations as part of the property purchase. We will conduct a visual inspection of services, fixtures and fittings and record any concerns in our report however we accept no liability for the functionality, suitability or safety of the services installed.

Fee Payment and Booking

The client will pay the advertised deposit fee at time of booking (unless another arrangement is made in writing). The outstanding balance, or full balance if no deposit was paid, is due within 7 days of the inspection. The inspection report will not be released until full payment has been made.
